View Our Progress: See Where We Go Next


From 2022–2025, The Source progressed from concept and design through engineering, entitlement, demolition, and pre-construction readiness; construction is scheduled to begin in early 2026 with completion targeted for March 2028.

Follow along as we write the next chapter in the development of The Source. We will list major project milestones below and include bonus material when available.

2026 - Pre-Construction, Groundbreaking, Site Work & Foundations

March 2026
Planning Board hearing for Site Development Plan approval
April - May 2026
Construction financing closing. Groundbreaking and start of construction.
Spring – Summer 2026
Earthwork, utilities, stormwater infrastructure, and site preparation.
August 2026
Site work completion.
October 2026
Foundation completion.

2027 - Vertical Construction

May 2027
Structural “topping off” milestone reached.

2028 - Final Buildout & Opening

January 2028
Building enclosure and interior build-out completed
March 2028
Commissioning, occupancy approvals, and opening of The Source.

Final permit set drawings completed and submitted for approval.
Site Development Plan submitted to Department of Planning and Zoning.
Parking and traffic analyses finalized.

2025 - Regulatory Review, Design Completion & Site Preparation

December 2025
Site Development Plan technical approval from Department of Planning and Zoning.
November 2025
Permit-level architectural drawings prepared, coordinated, and completed across disciplines.
September 2025
Second round of Department of Planning & Zoning review comments received.
July 2025
Pre-Submission community meeting held with residents to present project details.

May - Summer 2025
Community gathers to celebrate the Columbia Flier building's legacy.
​Hazardous-materials abatement and demolition of the Columbia Flier Building completed.

HRD Architectural Review Committee design submission and conditional approval.
​Site Development Plan submitted to Department of Planning & Zoning.

Environmental Concept Plan approved.
Throughout 2025
Completion of: traffic impact study; parking demand analysis; temporary traffic control plan; multimodal mobility planning.

2024 - Engineering, Design & Entitlement Progress

Environmental Concept Plan filed.
July - October 2024
Environmental due diligence and natural resource inventory completed.
Conceptual site planning and preliminary grading initiated.
​Pre-submission coordination meeting with Howard County Department of Planning & Zoning.
July 2024
Bohler Engineering engaged to lead engineering and entitlement.
April 2024
Architectural Concept Plan completed (65,000-sf community hub design).
Howard County Executive Calvin Ball unveils Columbia Flier redevelopment plans for The Source in conjunction with youth programming investments.

2023 - Concept Refinement & Project Selection

September 2023
Howard County selects Columbia Concepts and The Source proposal for redevelopment of the Columbia Flier site.

Program refined around childcare, wellness, recreation, education, and community services.
​Community priorities integrated into design and programming.
April 2023
Howard County releases updated Request for Proposal (RFP) for the purchase of the Former Columbia Flier Building and property.

2022 - Early Concept & Program Development

Spring - Late 2022
Initial architectural concept and design narrative created for RFP submission.
Early feasibility studies, massing studies, and conceptual site planning completed.
Introduction of the “feedback loop” design concept organizing the facility program.

2020 - Request for Proposals Issued

October 2020
Howard County releases first Request for Proposals (RFP) for the purchase and repurposing of the Former Columbia Flier Building and property, located at 10750 Little Patuxent Parkway, in Columbia, MD.
